Maarssen consists of two parts that have little to do with one another. On the east side lies Maarssen-Dorp: the old centre on the Vecht, with canals, merchant houses and country estates. On the other side of the Amsterdam-Rijnkanaal lies Maarssenbroek, where a whole growth centre district was put up in the polder from 1972 onwards. Bloemstede was the first to be finished, in 1974.

That difference determines the work. Almost four in ten homes in Maarssen were built between 1975 and 1985 and only six per cent dates from before 1945. Listed buildings and country estates

Working in a building that is on the national monuments register

Maarssen has almost two hundred rijksmonumenten, buildings on the national monuments register, and the old centre has been a protected village conservation area since 1966: almost eighty hectares around the Lange Gracht, the Herengracht and the Schippersgracht, with the Straatweg and the Zandpad included. Of the two hundred country estates that once stood along the Vecht, more than seventy remain. Goudestein, Doornburgh, Bolenstein and Herteveld lie in or just outside Maarssen.

Nothing goes quickly in buildings like these. Plasterwork, old staircases and original doors cannot be replaced.

The neighbourhoods of Maarssenbroek end in stede, kamp or spoor. That ending says something about the year of construction and about what we find there.

The stedes

Bloemstede, Boomstede and Waterstede belong to the first batch, from 1972 onwards. Terraced houses and low walk up flats, with a store behind or underneath the home and a loft reached by a hatch ladder. After fifty years that is usually where most of it is.

The kampen

Zwanenkamp, Pauwenkamp, Reigerskamp, Duivenkamp, Fazantenkamp, Spechtenkamp and Valkenkamp are named after birds. Woonerven, shared residential courts with bollards and speed humps, where the box truck cannot always get as far as the front door. During the survey we set down where it is allowed to stand.

The sporen

Antilopespoor, Bisonspoor, Kamelenspoor and Zebraspoor lie on the station side. There are more blocks of flats here, with lifts, galleries and stores on the lower level. We empty that store under the same instruction.

About Maarssen

The largest place in a municipality of thirteen settlements

Maarssen has more than 39,000 residents, which makes it by far the largest place in Stichtse Vecht, the municipality formed in 2011 out of Maarssen, Breukelen and Loenen. The town hall is at Goudestein, a country estate whose present main building dates from 1754 and which has served that purpose since 1961.

In Maarssen and Maarssenbroek the landlord is in practice Portaal. In the northern villages of the municipality, such as Breukelen, Loenen, Vreeland and Kockengen, Vecht en Omstreken is the landlord. For the handover it makes little difference which of the two it is: there is an inspection, there is a list of points, and we hand over as that list requires.

You reach Maarssen by the A2 with the Maarssen exit, or by the N230, the Zuilense Ring. In Maarssenbroek that is no problem. Along the Vecht it is: the Zandpad is narrow, busy with cyclists and not built for heavy lorries. We come there with a smaller van. Frequently asked questions

Questions about house clearance in Maarssen

Our house on the Herengracht is on the national monuments register. Are you allowed to work in it?

Yes. Emptying a home is not building work, so no permit is needed for it. We do work differently: the staircase, handrail, door frames and floors are protected first, and we loosen nothing that is fixed to the building unless you instruct us to.

The Zandpad is narrow. Where do you put the lorry then?

Not in the middle of the Zandpad. That road is narrow, busy with cyclists and not built for heavy traffic. We come up to the building with a smaller van and put the box truck somewhere it blocks nobody. During the survey we walk that route through in advance.

There are antiques and paintings in the house. What happens to those?

Nothing, until you have seen them. We do not value anything and we sell nothing. Whatever looks valuable or personal we set aside and photograph, so that you or a valuer can take a careful look at it.

The home in Zwanenkamp has to go back to Portaal. What has to be done?

Usually the carpet or laminate has to come out, the skirting boards and curtain rails come off, screw holes are filled and the home is left broom clean, the store and the balcony included. If there is already a pre-inspection report, pass it on during the survey and we include those points in the fixed price.

Is the loft or the store of a home in Maarssenbroek included as well?

Yes, and it is usually the heaviest part. The homes from the nineteen seventies have a loft reached by a hatch ladder and a store behind or underneath the house. In the flats on the sporen the store is on the lower level. Everything that belongs to the home we empty under the same instruction.

Can you clear a garage, a shed or a boathouse too?

Yes. Along the Vecht a house quite often comes with a shed, a boathouse or a garden store full of things. Mention it during the survey, then we take it in with the rest and it is part of the same price.

How soon can you be on site in Maarssen?

For the survey we are usually there within 1 to 3 working days. The clearing itself we normally plan one to two weeks after that, and with a hard key handover date we bring it forward.

Do we have to be there on the day itself?

That is not necessary. We collect the key from you, from the estate agent or from the notary and return it there afterwards. At the end we send photographs of the empty rooms, along with the handover report, so that you know how the building was left.
