The neighbourhoods of Zoetermeer were each put up in a single period. The year of construction usually tells us in advance how the clearance will go.

Palenstein, Driemanspolder and Meerzicht

The oldest growth centre neighbourhoods, with the first pile driven in Palenstein in 1966. Walk up and gallery access blocks with small lifts, narrow communal entrances and storage units on the ground floor. Five gallery blocks in Palenstein have been demolished and low rise has come back in their place, but in the surrounding streets the high rise is still standing.

Buytenwegh, De Leyens and Seghwaert

Built from the middle of the nineteen seventies onwards, in woonerven, shared residential courts with short streets and parking spaces at some distance from the front door. Here we more often walk a stretch with the contents. During the survey we agree where the box truck will stand and whether we bring a smaller van along.

Noordhove, Rokkeveen and Oosterheem

Younger work: Noordhove from 1986, Rokkeveen from 1987 and Oosterheem from 2000. Roomier family houses with an extension, a shed and a full loft, and flats with a lift that a sofa actually fits into. Here it is more often a sale than the end of a tenancy.

With a family house we put the contents straight onto the pavement. In a block of flats there is a gallery, a lift, a communal entrance and sometimes a barrier between the front door and the box truck.

Back to the landlord

Handing over to De Goede Woning, Vidomes or Stedelink

About a third of all homes in Zoetermeer belong to a woningcorporatie, a social housing association. So there is a good chance the home has to go back to De Goede Woning, Vidomes or Stedelink, the association that took over the Zoetermeer housing of Vestia at the start of 2023. Each has its own list of what stays in place and what has to come out.

We work towards that list. If a pre-inspection has already taken place, pass those points on during the survey: they then go into the instruction and are included in the fixed price. Usually it means carpet and laminate out, skirting boards and curtain rails off, screw holes filled and everything broom clean. Afterwards you receive photographs and a handover report for the final inspection.

What does a house clearance in Zoetermeer cost?

About Zoetermeer

More than 130,000 people on thirty seven square kilometres

Zoetermeer is densely built and went up in a short time. Almost half of the housing stock consists of flats and more than a third is owned by housing associations. In 1962 the town was given the role of growth centre for Den Haag and from then on it was laid out neighbourhood by neighbourhood, up to Oosterheem around the turn of the century.

More than a fifth of the residents are older than 65. Zoetermeer is not a notably old town, but the figure is rising quickly here: the first people to move into Palenstein or Meerzicht are now reaching the age at which smaller living comes up, at roughly the same time as their neighbours. Many of those homes have never changed hands, so there are fifty years of belongings inside.

The town is easy to reach: the A12 along the north side, the N470 from Delft and Pijnacker, three railway stations and RandstadRail to Den Haag. Within the neighbourhoods it is harder, with woonerven, speed humps and bollards. That is why we look at where the box truck can stand during the survey.

Frequently asked questions

Questions about house clearance in Zoetermeer

My mother lives on the eighth floor. How do you get everything down?

By lift, and we arrange that in advance. We agree with the VvE or the housing association that it is free that day and we line the walls. If a wardrobe or a sofa does not fit in, we take it apart or carry it down the stairwell.

Is the cellar store or the storage unit included as well?

Yes. The storage unit belongs to the home and is opened at the final inspection like everything else. We empty it under the same instruction, including bicycles, paint tins and garden things. Tell us during the survey where the store is.

The home has to go back to De Goede Woning. What do you look at then?

At what is written in the pre-inspection report. Usually it means carpet and laminate out, skirting boards and curtain rails off, screw holes filled and everything broom clean, the balcony and the storage unit included. Pass those points on during the survey and they are covered by the fixed price.

The tenancy agreement still says Vestia. Is that still correct?

Vestia was split up on 1 January 2023. The Zoetermeer housing went to Stedelink. In practice little changes for the handover: there is an inspection, there is a list and there is a key handover date. We hand over the way the current landlord asks for it.

In De Leyens the lorry cannot reach the door. Is that a problem?

No, we know that from the woonerven in Buytenwegh, De Leyens and Seghwaert. We put the box truck at the nearest point where it is allowed to stand and go back and forth with sack trucks, or we bring a smaller van along. We decide that during the survey, so that it does not change the price afterwards.

Do the neighbours or the VvE need to know anything in advance?

With a block of flats that is useful. We report to the manager where that is needed for the lift or for a loading space, and we work normal working hours. Nothing is left standing in the gallery.

What happens to the post and the paperwork of a flat in Meerzicht?

We do not throw papers away. Bank statements, letters and photo albums we set aside in crates, so that you or the notary can go through them at your leisure. If we are in any doubt, we send a photograph first.

How soon can you start in Zoetermeer?
