The municipality took its present shape in two steps: Kamerik and Zegveld joined in 1989, Harmelen in 2001. For a clearance it makes quite a difference which of the four the property stands in.

  • Inside the canal ringNarrow frontages on the Voorstraat, the Havenstraat and around the Kerkplein, with steep stairs and three or four floors stacked above each other. Heavy furniture comes apart, or goes out through the window on a furniture hoist.
  • Molenvliet, Schilderskwartier, StaatsliedenkwartierTerraced houses and walk-up flats from the nineteen sixties to the eighties. The van can almost always park at the door, but the loft is full and the floor covering has to come out.
  • Snel en Polanen, WaterrijkNewer family homes with fitted wardrobes and a made to measure kitchen. More volume per household, and on a sale the buyer often wants the flooring and the curtain rails out as well.
  • Harmelen, Kamerik, Kanis and ZegveldDetached houses and farmhouses along the ribbon roads. Here the yard comes with the house: sheds, stables, haylofts and whatever has been put round the back over the years.

Farmhouse clearance

Clearing a farmhouse is different work from a terraced house

Along the Meije, the Grecht and the drainage canals around Kamerik stands ribbon development where families have lived and worked for generations. The living room is then the smallest part of the job. At addresses like these we include the following in the survey as standard:

  • Sheds and stablesHand tools, old machinery, dairy equipment, planks, pallets and jerrycans. Everything is separated into wood, metal, plastic and electronics.
  • Haylofts and atticsOften reachable only through a hatch or a fixed ladder. We lower heavy items down rather than carry them over the ladder.
  • The yardWhatever has been left standing behind the shed: timber, scrap iron, tyres, paving slabs, broken garden furniture.
  • Narrow dyke roadsNot every lorry fits along the Meije or beside the Grecht. In that case we use a smaller box truck and make more trips.

Farm outbuildings quite often have corrugated sheeting or old floor panels that may contain asbestos. We do not touch those: only a certified asbestos contractor may remove asbestos. During the survey we point out what looks suspect and schedule the clearance just after the removal work, so you do not have to keep track of two separate jobs.

So the property passes the inspection first time

GroenWest is the largest landlord in the municipality, a woningcorporatie or social housing association, with homes in Woerden, Harmelen, Kamerik and Zegveld. At the opleverinspectie, the final inspection, the question is whether the property is back in neutral condition: no floor covering with glue residue, no plugs in the walls, no rails on the ceiling.

About Woerden

A town people move through, with polder all around it

Woerden lies between Utrecht and Gouda on the A12 and has an intercity station. Many residents work in Utrecht and move house as their family changes: first a flat, then a family home in Snel en Polanen, later something smaller again closer to the centre. Questions about house clearance in Woerden

At a farmhouse in Kamerik or Zegveld, do you clear the sheds and stables as well?

Yes, for us that is the rule rather than the exception. We take the house, the sheds, the stables and the hayloft in one job and put a skip in the yard where that is needed. Allow one extra day compared with an ordinary family house.

Our farmhouse stands on a narrow road along the Meije. Can your lorry get there?

Usually it can, but we check first during the survey. If the box truck does not fit, or the verge is too soft, we shuttle with a smaller van to a place where the lorry can stand. That is then part of the fixed price as well.

How do you get a wardrobe out of a house on the Voorstraat?

Anything that will not fit through the stairwell we take apart. If that is not possible, we set up a furniture hoist against the front of the building. For loading and unloading in the town centre we apply to Woerden council for a licence where that is needed.

Do you know the handover requirements GroenWest sets?

Yes, we work in GroenWest homes regularly. The property goes back in neutral condition: flooring out, glue residue gone, holes filled, no rails or hooks left on ceilings and walls. You receive photographs of every room, in case the inspector asks about something later.

What happens to old machinery and tools from a shed?

Anything still working we offer to a second-hand shop or to a dealer in used farm equipment, in consultation with you. The rest we separate into metal, wood, plastic and electronics and take to the right processing plant.

There is corrugated sheeting on the shed roof. Will you take that away?

No. Corrugated sheeting from before 1994 often contains asbestos, and only a certified asbestos contractor may remove it. We clear everything around it, point out what looks suspect and plan our work so that it follows on from the removal.
