In Waddinxveen a large share of our enquiries concern a property whose occupant has died. Sometimes there is a rush, because the rent is still running or the sale has gone through. More often it is mainly uncertainty: what do you keep, what goes, and who has to give permission for what.

That is why we never start with the lorry. First we walk through the property together and note room by room what stays. Personal papers, photo albums, jewellery and post are set aside in boxes, even if we only come across them later. If we are in doubt, we ring. Who arranges what

In a clearance after a death we rarely speak to just one person. This is how it usually goes, so that you know what we need from you and what you can leave to us.

At the survey we write down room by room what stays and who decides on what. That list goes with the quote, so that every party works to the same arrangements.

From the family home to a flat

The other large group in Waddinxveen are older people leaving their house for a flat closer to the shops, or for a place with care. The family home in Groenswaard or the Bomenwijk is then left behind with a full loft, a shed and furniture that will not fit.

Waddinxveen has grown lengthways, along the Gouwe and then southwards. You can see that in the houses and in the way we empty them.

On the Kerkweg, the Dorpstraat and the Noordkade stand older houses with narrow drives and steep stairs. A wardrobe or a sofa will not always come down there in one piece. In that case we take the item apart or work through the window, and arrange room to load in advance.

Groenswaard, Bomenwijk, Vondelwijk and Oranjewijk

The post-war neighbourhoods, with terraced houses and walk-up flats. This is where we do most of our clearances. The work is often in the shed and the loft, and in carpet that has been down for decades.

Zuidplas, Park Triangel and ‘t Suyt

The new housing south of the village. More spacious houses, fitted wardrobes and a garage that has been used for storage. On a sale we are often asked to take the floors and curtain rails as well.

Questions about house clearance in Waddinxveen

How soon does a property have to be empty after a death?

For a rented property the notice period decides that, usually a month. For a property that is owned it is the transfer date. We normally schedule the clearance within 1 to 2 weeks, and where the date is tight often within 24 to 48 hours.

Do we have to sort everything out before you come?

No. Many people cannot face that. You tell us which rooms or cupboards you want to go through yourself and we sort the rest. Anything that looks personal is set aside and shown to you before it goes.

Can the executor give the instruction instead of the family?

Yes. If there is an executor or an authorised representative, that person signs the quote and we keep them informed. As a family you do not all have to give your agreement separately.

We live in Gouda or Rotterdam. Do we have to be there in Waddinxveen?

There is no need. The survey can be done by video call, we send photographs of anything we are unsure about, and we collect the key from the notary, the estate agent or the neighbours. Afterwards you receive photographs of the empty property.

Do you know the handover requirements of Woonpartners Midden-Holland?

Yes, we regularly clear rented homes belonging to Woonpartners Midden-Holland. The property goes back broom clean, the standard Dutch handover condition, without rails and hooks and with the holes filled, so that the inspection is done in one go.

Can you empty the house on the Gouwe with so little parking space?

That can be done. On the Kerkweg, the Dorpstraat and the Noordkade we work with a smaller van, drive back and forth more often and agree with the council where we may stand. Heavy items go out dismantled if need be.

What do you do with the contents that nobody wants?

Usable furniture and household goods go to a second-hand shop or a charity in Waddinxveen, Boskoop or Gouda. Whatever is worn out we separate into wood, metal, plastic and electronics and take to the right processor.

There is old material in the loft that looks like asbestos. What then?

In properties built before 1994 that does occur, for example roof boarding or sheets around the boiler. We do not remove asbestos ourselves, a certified removal firm does that. We point it out at the survey and schedule the clearance straight after the removal.

About Waddinxveen

A village that is changing at both ends

Waddinxveen lies on the Gouwe, between Boskoop and Gouda, with the A12 and the N207 close by and a station on the line to Alphen aan den Rijn. On the south side houses are still being added in Park Triangel and ‘t Suyt, while the post-war neighbourhoods are home to many older residents who have been there for decades.

Those two movements come together in our work. One week we empty a family home because it has been sold and the buyer is ready to move in, the next a property where nothing has been thrown away for forty years. In the first case the date counts, in the second the pace. At the survey we agree which of the two leads.
