In the countryside around Nieuwkoop there is rarely only a house. Behind the property stand a shed, an old stable or a garage, and there is often more in there than indoors: garden furniture, tools, an old freezer, remnants of a business that was once based there. Forget to mention that at the survey and it becomes a problem later on.

That is why we always walk the whole plot, not just the house. Everything we come across is covered by the same fixed price. Whatever is fixed to a wall or a ceiling we take off, so that the property is left bare.

At the survey we look not only at the contents but also at the street: whether there is a drive or a yard the lorry can stand on, how wide the bridge to the house is, and where we can turn. That way the planning already states which vehicle will come and how many people are needed.

About Nieuwkoop

A municipality built around the water

The Nieuwkoopse Plassen were formed by centuries of peat cutting. What remains is over 1,400 hectares of water, reed beds and legakkers, the narrow strips where the peat was laid out to dry, now managed by Natuurmonumenten. The villages lie around the edge: Nieuwkoop and Noorden on the waterside, Woerdense Verlaat by the lock, De Meije along the little river towards Zwammerdam.

That also explains who calls us. Many residents have lived there all their lives, while the children have moved away to Alphen, Leiden or Amsterdam. When the house has to be emptied, it has to be arranged from a distance. By the lakes there are also holiday homes and summer houses that sometimes change hands after years, with contents that have stood there just as long.

The connection with the rest of the region runs along the N231 and the N207 to the N11 and the A4. For us that is a short drive, early in the morning too.

Frequently asked questions

Questions about house clearance in Nieuwkoop

Can you reach a house on a narrow ribbon road with a box lorry?

Usually we can. At the survey we look at where the lorry can stand and where it can turn. If the road is too narrow or there is only a wooden bridge, we come with a compact van and set up a transfer point further along. We agree that beforehand, so that it is covered by the fixed price.

The house can only be reached across the water. Do you handle that as well?

Say so with your request and we will look at it on site at the survey. Sometimes it can be done with our own equipment by way of a drive at the back, sometimes a boat or a ferry is needed. We tell you honestly what is and is not possible before you receive a price.

We let out a holiday home by the lakes. Do you clear those too?

Yes. We clear summer houses and holiday homes in the same way as an ordinary property. There is often less volume but more awkward transport, because the building stands at the back of a plot or on a footpath. We take that into account at the survey.

Is the shed or the old stable included as well?

If you want it to be, yes. At the survey we walk the whole plot: shed, stable, garage, chicken coop, everything that stands there. Agricultural outbuildings often hold heavy or contaminated material, so we look straight away at what has to be removed separately.

The property belongs to Woondiensten Aarwoude or Woningstichting Nieuwkoop. Do you know their handover requirements?

Both of these social housing associations let homes in this municipality and work with an inspection list at the final handover. We hand over as the landlord asks: floors and skirting boards out, screw holes filled, rails and hooks removed, and the store room as empty as the house. If you have the handover letter, please send it with your request.

How quickly can you be in Nieuwveen, Ter Aar or Zevenhoven?

For a survey we can usually be there within 1 to 3 working days. The clearance normally follows 1 to 2 weeks later. If it has to be quicker because the keys have already been handed in or the buyer is at the door, we can often manage within 24 to 48 hours.

There are old corrugated sheets in the shed. Will you remove those?

No. Corrugated sheets and other materials suspected of containing asbestos may only be removed by a certified contractor. During the survey we mark what is suspect and tell you what has to happen first. As soon as that contractor has finished, we can usually carry on the same week.

Where do the contents go?

Furniture and household goods that can still be of use go to a second-hand shop in the region, or to a charitable foundation that passes them on. Anything that is truly worn out goes separately: wood, metal, plastic and electronics each to their own processing plant. Afterwards you receive photographs of the empty property and a handover report.
