Ridderveld and the post-war estates
Clearing a flat calls for planning on the day itself
Most of our work in Alphen is in the estates built between the nineteen sixties and the eighties: Ridderveld with the Planetenbuurt, the Zeeheldenbuurt, Hoorn and Zegersloot. Walk-up flats of three or four floors, gallery-access blocks with one lift, and a car park that is already full by the time we arrive.
That is why we set out in advance how the day will run. We book the lift or apply to the council for a loading and unloading space, protect the stairwell and the access gallery, and work from the top down so the neighbours are put out for as short a time as possible. If a sofa does not fit in the lift, it comes apart or goes out on a furniture hoist.

Handing back a rented home
Passing the final inspection by Woonforte first time
Woonforte, the main social housing association here, lets almost eleven thousand homes in the municipality, from Alphen itself to Aarlanderveen, Boskoop and Zwammerdam. At the preliminary inspection you are given a list of what has to go and what may stay. We take that list over, so the final inspection does not lead to further work or an extra bill.
In practice it is almost always the same points: floor covering and laminate including glue residue, skirting boards, curtain rails, screws and plugs out of the walls, holes filled, and the storeroom and the balcony as empty as the flat itself. Whatever you have already done yourself we leave alone, and you do not pay for it either.

Aarlanderveen, Zwammerdam and the ribbon roads
Outside the town the work changes
The municipality is larger than the town. Along the Oude Rijn and the drainage canals lie villages and ribbon roads where a clearance has more in common with a farm job than with a flat.
Aarlanderveen
Ribbon development in the reclaimed polder, with detached houses, sheds and sometimes a barn at the back of the yard. The drive is narrow and the verge is soft, so during the survey we look at where the box truck can stand and whether we do the last stretch with a smaller van.
Zwammerdam and Koudekerk
Older village houses along the Rijn, often deep, with a cellar and a loft that has filled up over decades. Here the sorting is the larger part of the job, not the carrying.
Boskoop and Hazerswoude

What does a house clearance in Alphen aan den Rijn cost?
It is 12 kilometres from our base in Bodegraven to Alphen, along the N11. That is why we charge no call-out fee. After the free survey the price is fixed within 24 hours and does not change again, not even if the loft turns out to be fuller than expected.

Handing over an office, shop or business premises empty
Alphen aan den Rijn has a fair amount of commercial space: Rijnhaven on the Oude Rijn, Molenwetering along the N11, Heimanswetering and Hoorn-West. Whether you are closing the business, moving to a smaller space or coming to the end of a lease, we clear the premises the same way we clear a home: desks, cupboards, warehouse racking and canteen out, floor covering and signage removed, and handed back to the landlord broom clean.

About Alphen aan den Rijn
The largest town between Leiden and Gouda
The municipality was formed in 2014 from Alphen aan den Rijn, Boskoop and Rijnwoude, and has eight villages alongside the town. That explains why two addresses in the same municipality can differ so much: one enquiry is a fourth-floor flat at the back in the Planetenbuurt, the next a house with a yard on a polder road.
The town itself is still growing. Young families come from Leiden and the Randstad for more space, older residents trade the family house for a flat closer to the shops, and a large group commutes along the N11 and the A4 or by train. Every one of those moves leaves a property that has to be cleared, often with a date that is already fixed by the estate agent or by Woonforte.
We drive there from Bodegraven in a quarter of an hour, in town with a van that fits in the car park of a block of flats and in the polder with the box truck.

Questions about house clearance in Alphen aan den Rijn
How do you tackle a walk-up flat on the third floor in Ridderveld?
With two to four people, and with blankets over the banister and the treads. Small items go down in crates, large furniture we take apart. If the stairwell is too tight, we set up a furniture hoist against the front of the building. The van stands as close to the entrance as possible.
We have had a preliminary inspection from Woonforte. Can you work from that list?
We would prefer it. Send us the preliminary inspection form with your enquiry. We put every point into the quote, so that at the final inspection you hear nothing about outstanding work.
Are you allowed to use the lift in the block?
That depends on the block. In many blocks we can book the lift for half a day through the manager or the VvE, the owners association, and we protect the walls with blankets. If there is no lift, or it is too small, we carry down the stairwell or work with a hoist on the outside.
There is a parking restriction outside the door. How do you deal with that?
We apply to Alphen aan den Rijn council for a temporary loading and unloading licence, or we reserve a few spaces with traffic cones. We arrange that before the day of the work, not on the morning itself.
The house is on a narrow polder road near Aarlanderveen. Can you get there with a lorry?
Yes, although during the survey we do look at the verge, the entrance and any small bridges. If the box truck cannot get right up to the house, we shuttle with a smaller van and include those extra trips in the fixed price.
Our property is in Boskoop. Is that the same municipality?

What happens to belongings that are still in good condition?
Furniture, household goods and clothing that can still be used we take to a second-hand shop in Alphen or to a charity in the region. The rest we separate into wood, metal, plastic and electronics. Anything you want to keep yourself we set aside in a room we do not touch.
Can you clear a shop or office in Alphen as well?
